More homes planned near Freedom Park

A developer with communities throughout central Indiana and Johnson County, including one in Greenwood, wants to build another smaller subdivision near Freedom Park, on the city’s southwest side.

Lennar Homes, a Miami, Fla.-based developer, wants to build 66 new homes on about 32.5 acres off Cutsinger Road, south of Freedom Park, northeast of Arbor’s Cherry Tree Walk subdivision, and east of a new fire station that will be constructed later this year, according to city documents. It will include more than two homes per acre.

The development, dubbed McCormick Estates, passed both the city’s technical review committee and planning commission unanimously due to the property already being zoned for residential. It is currently farmland.

The city is asking that the developer also make improvements to Cutsinger Road in front of the subdivision, and re-align the road to straighten a curve near the east side of the property, which Lennar has committed to, city documents said.

The company has one other subdivision in Greenwood. Houses in the South Lake community near the Worthsville Road and Interstate 65 interchange range in price from $245,000 to $293,000, according to its website.

The new subdivision will also be located in the Clark-Pleasant school district.

At full build out, it is expected to bring an additional 165 people to the area. That estimate is based on 2.5 people living in each home.
