Assisted living apartments planned in Greenwood

A new apartment complex planned on County Line Road in Greenwood will focus on getting seniors access to the care they need while enabling them to live independently.

American Senior Communities plans to build a four-story apartment complex along with 18 townhomes on a 4-acre property south of County Line Road and west of State Road 135. The 104-unit apartment complex and 18 townhomes will be restricted to residents age 55 and older, said American Senior Communities co-owner Wess Jackson.

“Right now we think there is a void in rental options that are designed for folks 55 and older who want to move from a high maintenance personal home,” Jackson said.

American Senior Communities runs two assisted living facilities in Johnson County — Greenwood Meadows and Franklin Meadows, both of which offer in-depth medical services including memory care, hospice and rehabilitation, but this would be its first apartment complex in Johnson County.

The last time a similar age-restricted apartment complex was built in Greenwood was Cottages at Sheek Road Apartments, which opened in 2012, Greenwood planning director Bill Peeples said.

The site where the apartment complex is planned includes a landscaping business and three undeveloped properties, Peeples said.

Before the project can move forward, the board of zoning appeals would need to approve several exceptions for the developer, but the project is one that does fit in well with how neighboring properties have developed, Peeples said.

The apartment complex will primarily feature single-bedroom units with some studio and two-bedroom apartments. Monthly rent will range from $900 to $1,500, Jackson said.

Before starting the project, American Senior Communities conducted 500 phone surveys with area seniors as and met with 120 of them in focus groups to discuss what types of living options they preferred, Jackson said.

Fitness opportunities, having a social gathering place, being able to have pets and having balconies or patios were features residents said they wanted, Jackson said.

A quality of life employee at the apartment complex will organize events such as fitness classes or other social activities, he said.

The employee would also assist residents with organizing medical appointments or even apartment cleaners, Jackson said.

The other facility American Senior Communities operates in Greenwood is immediately to the east of the apartment complex, meaning residents with additional medical needs such as rehabilitation services will have somewhere convenient where they can seek that care, Jackson said.

The goal is for construction to begin this fall with the apartment complex opening in the spring of 2019, Jackson said.
