Second life for area strip mall

At one of busiest intersections in Greenwood, renovations of a strip mall are being completed and new businesses are moving in.

When real estate firm Thomas English purchased the Centre at Smith Valley, a strip mall at the intersection of Smith Valley Road and State Road 135, the building with 60,000 square feet of rental space had several vacancies and needed an updated look.

Since then, $2 million in renovations, including new building façades, larger signs, landscaping, lighting and parking lot repairs have been underway, CBRE Brokerages Services first vice president Larry Davis said.

The goal was to create a modern architectural look, he said.

Some of the newest tenants include a fitness center and salon. A pet supply store is moving in later this year, and other possible businesses include a medical supply store and a sushi restaurant, property manager Becca Bykowski said.

Orangetheory Fitness, owned by former Purdue and WNBA player and Perry Meridian basketball star Katie Douglas, has opened. Sola Salon Studies opened at the beginning of March. PetPeople, an Ohio-based pet supply store with a focus on natural food, will open at the end of the year, Davis said.

“We are currently in negotiations with a number of other high quality tenants, many of which who are new to the Greenwood market,” Davis said. “The developer’s goal is to bring the highest quality tenants to this well positioned location.”

The mall still has about 27,000 square feet of space left to rent, with suites ranging from 1,200 to 13,400 square feet.

Space is also available for a business or restaurant as an outlot, Davis said.
